Breaking Ground on Tampa's Tallest Residential Tower: One Tampa
Exciting news for Tampa's real estate landscape! Construction has officially begun on One Tampa, set to become the city's tallest residential tower. Positioned right across the street from Curtis Hixon Park, this 42-story marvel will feature 225 luxury condominiums, making it a standout addition to downtown's skyline.
Once completed, One Tampa will rise to an impressive 510 feet, claiming the title of the tallest residential building in Tampa. Mayor Jane Castor, present at the groundbreaking ceremony, highlighted the significance of this development. "This is the future of our city," she remarked. "The vertical density ensures that we’re making the most of the limited space we have."
Luxurious Living Spaces
The condominiums at One Tampa start at $1 million, with sizes ranging from 1,100 to 4,000 square feet. Reflecting the high demand for luxury living, over 50% of the units have already been sold. Brian Van Slyke, regional president of Kolter Urban, the developer behind this project, shared that One Tampa is one of their fastest-selling projects. In just four months, they achieved $200 million in sales.
Exclusive Amenities
Residents of One Tampa will enjoy an array of top-tier amenities. The building's top level will host three exclusive penthouse units. Additionally, the two-floor amenity deck will include:

- A state-of-the-art fitness center
- An F1 racing simulator
- A golf simulator
- A social club
- Fire pits
- A screening room
- Co-working spaces
- Guest suites and more
Architectural Heritage
Originally planned to be the tallest building on Florida’s Gulf Coast, One Tampa's height was adjusted from 54 stories to 42 stories after concerns from the Hillsborough County Aviation Commission about its impact on flights. Kolter Urban also faced pushback from historic preservationists and city officials regarding two historical buildings on the site. These buildings, dating back to 1912 and 1895, were razed, but the developer has integrated the architectural style of the original buildings into the bottom five floors of One Tampa.
Community Impact
Brian Van Slyke emphasized the project's sensitivity to community desires and city regulations. "On a pedestrian level, it will provide a very comfortable feel," he said. "From a skyline perspective, you’ll have all the modern conveniences and design that a newer building can bring."
One Tampa aims to be a connector between Water Street and the central business district, acting as an anchor to spur the rebirth and vibrancy of the neighborhood.
